Land Prices

HAPPY VETERAN'S DAY!  THANK YOU TO THE VETERAN'S FOR YOUR SERVICE AND ACTIVE DUTY FOR YOUR SERVICE!

Hunting Land market is still going strong in the Ohio Valley.  Prices are down a bit.

I attended an absolute auction Monday for a 80 acre hunting property.  Highest bid came in it at $140,000 add the 10% buyer's premium, brings it to $154,000, bringing it to $1925 an acre.  This particular property's terrain was rolling, all the frontage was wooded.  The back portion was a hay field, but no access to the field unless you go through the neighbor.

The average per acre price has been about $2,000 an acre.  I have seen sales as low as $1576 an acre, which was almost a year ago.  Some of my more recent sales have been 80 acre hunting land at $1900 an acre, 80 acres of mixture of hunting land and farm land at $2,000 an acre.

Buyers are looking and buying, even in this Pandemic.

Stay tuned for more market updates.
